GPS House was bought by Amsprop, Lord Sugar’s privately owned Real Estate vehicle, from Derwent London, part way through the design for a refurbishment and 6th floor extension.

Andrew managed the sale of the property, negotiations with neighbours and existing tenants, the transfer and re-appointment of the design team, pre and post construction.

The project achieved planning consent despite overlooking the neighbouring John Nash-designed Park Crescent, a listed semi-circular terrace of stuccoed houses, and the restrictive Westminster planning policy in relation to increasing commercial office space.

Working closely with Morey Smith, the team realised Amsprop’s desire for the highest quality commercial space achievable, including the refurbishment of 3,000 sqm of office building over five floors, the addition of a new barrel- vaulted top floor and a balcony overlooking Regent’s Park as well as the conversion of the ground floor to A3 retail.
